Do you want to move but can't sell? Home Swap could be the answer you are looking for. A permanent property exchange to allow you to move to a new property or country without selling your existing property in the normal way.

Whether you are looking to move from Spain to the UK, from the UK to Spain or within Spain we can help.

We have a number of clients who are looking to move but can't sell in the current market. No problem. You send us details of the property you currently own, including the value of it and also details of what you are looking for. We will go through our extensive database and send you information on possible swaps.

It can work for anyone, whether you have a large property and are looking for something smaller. Want something closer to amenities so you don't need to drive. Or just simply fancy a change of lifestyle or country. Home swap can work for you.

How does it work?

It works in much the same way selling your property, but you legally exchange properties. Ideally there will be no money changing hands. However there will be cases where a balancing payment may need to be made if the property values are different.

The initial step is to provide us with all the relevant details of the property you have and the property you want.

We will then search our database for a suitable swap for you. Alternatively, if you are looking to move to Spain or within Spain, have a look at the properties available for sale. If you see one you like we can ask the owner if they would consider a swap.

Assuming that the property values/prices are similar then money doesn't need to change hands. Obviously if one property is of a greater value than the other, then this would need to be discussed and a balance payment agreed.

Once agreement is reached, your legal representatives carryout the searches as normal, draw up the contracts and agree dates to exchange and complete.

Sounds too easy doesn't it? Well, as we have said it is really no different to selling your property. It is more secure as there is no chain to collapse in the middle, you are working directly with the other owner, so it is a more reliable system.

So what are the costs?

They are the same as if you were selling your property; the only difference would be if a balancing payment is necessary because of a difference in the values of the properties being swapped.

  • Balancing payment should one property be of a higher value than the other
  • Removal Fees
  • Agents Fees
  • Stamp duty or Land Transaction Tax (as applicable for UK transactions)
  • Notary and Land Registry Fees (as applicable in Spain)
  • Transfer Tax (as applicable in Spain)
