2) The second step is obtaining advice on the costs involved, i.e Capital gains tax liability depending on your status, tax residency, age etc. Plus Valia, a tax levied by the local town hall depending on the amount of time that you have owned the property, legal and agents' costs, and architect's fees where necessary. Also advice on assembling a large number of documents now necessary to actually sell your property to the satisfaction of the legal representative of the buyers and importantly the notary. We have all the expertise to advise you on how to obtain the Cedula of Habitability, the EPC energy certificate (now required by the notary under EU law), a copy of your escritura (deeds) at the time you purchased the property and any ensuing notarised documents involving the registration of the property, an Architect's certificate if there have been additions to the property, up to date water, electricity, IBI and Basura receipts to name some of the documents required by your legal or fiscal advisor.

3) The third step is for us.  To make a detailed account of your property, both inside and outside, high- lighting special attributes, the location and amenities, the production of high-quality photographs plus our professional walk through videoing, displayed along with accurate and informative specification sheets offered for your approval before official display.  We also offer a service to present your home in the best possible way to prospective purchasers.

We endeavour to give adequate advance notice for viewings and feedback on viewers comments where possible.
